San Antonio

San Antonio’s Bexar County has had a 17.7% growth in population within the last 10 years.  The current unemployment rate in San Antonio is 4.4% which is lower than the national average which is 4.6%.  San Antonio is currently riding a wave of job creation as new businesses are moving into the area.  San Antonio gained nearly 23,000 new jobs between the first quarter in 2006 until the first quarter in 2007 which is higher when compared to the first quarter of 2005 to the first quarter of 2006. 

According to the San Antonio Express News dated 9/12/07 three of San Antonio’s military bases may receive 578.4 millions of dollars for training and military facilities.  San Antonio’s very close neighbors are Cibolo, New Braunfels and Schertz which all have shown stable appreciation also.  Cibolo, Texas was recently named in the top 100 places to live in the U.S. according to Money Magazine.  San Antonio was named number 12 out of 50 cities on the 2007 Best Cities for Relocating Families based on a number of different qualifiers ranging from housing affordability to air and quality to cost of living.  All of these factors together indicate that the housing market in San Antonio, Texas has and will remain stable and viable while the rest of the country has had a market turn down.

 

Hill Country

Garden Ridge, Texas is a lovely community of approximately 2,000 people located about four miles northeast of the San Antonio metropolitan area.  Garden Ridge offers convenience to 'big city' amenities while maintaining a small town atmosphere.

 

Schertz

The City of Schertz is located between the Cities of Austin and San Antonio, on Interstate 35, and on Interstate 10 between San Antonio and Houston. The corporate limits extend into the Counties of Bexar, Guadalupe and Comal. The largest portion of the City is within Guadalupe County  FM 3009, FM 78 and Schertz Parkway provide major thoroughfares into and through Schertz.  Southern Pacific, Missouri Pacific, Missouri Kansas, and Texas Railroad provide rail services into the Schertz and San Antonio areas.


Cibolo

Cibolo is along the Interstate 35 corridor sandwiched between San Antonio, New Braunfels, Schertz and Austin.  With a population of roughly 4,000 people, Cibolo, Texas is one of the top 100 places to live in the U.S., according to Money Magazine.  The median age in Cibolo is 35 and the median home price is $197,314.  These factors coupled with low crime rate, low property taxes and excellent schools make Cibolo a great place to purchase an investment property.  The majority of the land that homes were built on was originally farmland which makes for a rural feel minutes from the big city.  The Schertz/Cibolo school district in 2006 built a brand new state of the art High School in the midst of new homes being built.

New Braunfels

What once was a sleepy little German town 15 miles North of San Antonio and 60 miles South of Austin is increasingly receiving more and more attention by new residents coming from all over Texas and throughout the country. 

New Braunfels used to be a place to go tubing on the Comal River in the Texas heat or a visit to its historical downtown shops and restaurants on day trips.  Lately, these day “trippers” are becoming permanent residents.  The median sales price has increased from 135K in 2004 to a whopping 168,500 as of June, 2007 according to an article in the Express News in August, 2007.  In the last seven years it was estimated that New Braunfels has had a growth of around 30%.  As of 2005 more than 50% of the workers in the area commuted to work in neighbouring San Marcos, San Antonio and Austin.        

So, what’s the sudden interest in this sleepy little town?  Some speculate the traffic in neighbouring San Antonio, San Marcos and Austin is what has been driving residents in by the thousands and fuelling this boom of home building and home buying.  There’s also a small town feel about New Braunfels that you can’t find anywhere else in Texas.  Speculation is that the booming in New Braunfels isn’t set to end anytime soon.  The ease of Interstate35 makes New Braunfels an attraction that will be “New” for quite sometime.

Randolph AFB

Randolph Air Force Base (located at FM 78 and Loop 1604) occupies the far northeastern section of the Corridor in Universal City. It is the home of more than 10,000 military and civilian employees who make their home in the surrounding communities collectively known as the Randolph Metrocom. The base employs over 5700 military personnel and 6500 civilians. Randolph is headquarters of the U.S. Air Force Air Education and Training Command, the 19th Air Force, the 12th Flying Wing, the Air Force Personnel Center, the Air Force Recruiting Service Headquarters and the Air Force Center for Quality and Management Innovation. A number of buildings located on the base including the Taj Mahal are listed on the National Register of Historic Places. Its economic impact region covers a 50-mile commuting radius, and has a yearly payroll of more than $350 million. Randolph is believed to have created more than 7,500 jobs for local communities.  Randolph AFB operates parallel runways on either side of its main installation facilities and conducts 24-hour-a-day flight training operations.
Randolph Field Historic District, located at the center of Randolph Air Force Base, is a National Historic Landmark.  The district consists of 397 buildings and other features, most of which were built between 1929 and 1932, in an area of approximately 405 acres.
